Sevenoaks is a busy commuter town sitting beside Knole Park, the National Trust deer park that runs right up to the edge of the town centre. Around it lie villages and hamlets full of Wealden cottages, farmhouses and large period homes, many of them set in generous gardens.
For drainage, that mix splits the work in two. Most houses in the town send their waste into the public sewer through a short private pipe under the garden or drive. Further out, plenty of cottages and larger homes are nowhere near a sewer and depend on a septic tank or a soakaway on their own land. Vortex Plumbing & Drainage Ltd works on both, and the first thing we do on any visit is establish which kind of system you have, because the right fix depends on it.
Repairs are often the work that matters most here. Many period houses close to the High Street still drain through their original clay pipes, laid in short lengths with a joint every few feet. Over the decades those joints loosen, roots and silt get in, and the same blockage returns every few months however often it is cleared.
We find the damaged length, show you what we found and suggest the least disruptive way to put it right. Where the pipe is still in reasonable shape, a no dig lining or a patch repair can seal it from the inside. Where a section has collapsed, we dig out that length alone and replace it, then make good. The methods are explained on our drain repairs and other services page.
A blocked drain usually gives some warning: a gurgling plughole, a smell near the back door, or water lifting the lid of an inspection chamber. On a town house the cause is often fat, wipes or silt in an old pipe. On a large plot it can be a long run with very little fall, where waste settles and gradually forms a plug well away from the house. We clear the blockage, then check the run so you know whether it was a one off or a sign of a wider fault. Our blocked drains page explains the process step by step.
When a toilet will not flush away, the trouble is either in the pan and trap or further along the soil pipe. We find out which before doing anything heavy handed. A single blocked toilet is usually a quick job. If every toilet in the house is slow, or the downstairs one bubbles when someone flushes upstairs, the blockage is further down and we follow it until the whole line runs clear. There is more on our blocked toilet page.
A bath that takes an age to empty is nearly always hair and soap caught in the trap or the first bend of the waste. Older houses with long waste pipes to an outside gully can also gather sludge on the way. We clear the trap and the waste, check the gully it runs into and make sure the water goes away at a normal pace. See our blocked bath page for more.
Some problems cannot wait, particularly in a commuter household where everyone needs the bathroom before the morning train. Sewage rising through a ground floor toilet, an inspection chamber spilling across a patio or a kitchen drain backing up are all reasons to call straight away. We answer 24/7 and aim to be on site within the hour for genuine emergencies. Our emergency call outs page has the details.
The High Street, the village centres and the business premises around the town all have their own drainage needs. Pubs and cafés fight a constant battle with grease, offices and surgeries have toilets in use all day, and shops often share old runs at the back of the building. We work around opening hours where we can, clear the blockage and can set up planned jetting so the same drain does not catch you out again. Our commercial drainage page covers the work we do for businesses.
High pressure water jetting scours the inside of a pipe clean of grease, scale, silt and fine roots. It suits long garden runs, kitchen drains that clog every few months and surface water drains filled with leaves and grit from mature trees. Jetting works from an inspection chamber or rodding point, so there is no need to lift a drive or dig up a lawn. Read how it works on our high pressure jetting page.

A camera survey shows what is happening inside a drain without guesswork. We pass a small camera along the pipe, record the footage and talk you through what it shows, whether that is a crack, a displaced joint, root growth, a sagging section or an old repair that has failed.
Around Sevenoaks a survey is especially useful:

Away from the town centre, more homes look after their own drainage. These are the parts of a private system we help with most.
Outlying cottages and farmhouses are more likely to be on a private system than houses in town. We clear blocked inlets, jet the pipework and check that water is leaving the system as it should.
Big gardens mean long drains, sometimes with several chambers and a shallow fall. We trace the route, open each chamber and clear the whole line rather than only the stretch nearest the house.
Gutters, downpipes and yard gullies all feed somewhere. When leaves, moss or silt block them, water pools against walls and paths. We clear them and check where the surface water drains lead.
